FLAT FEE MLS PACKAGES
We built three tiers so you can pick what matches your situation and your budget. Every tier includes full MLS entry on Stellar MLS or SWFLA MLS depending on where your property sits.
The Foundation — $2,500
Built for sellers who know their property and just need MLS exposure. We enter your listing, load your photos, syndicate to Zillow, Realtor.com, and the major portals, and hand you the lockbox setup and disclosure paperwork. You handle showings and negotiate directly with buyers or their agents.
The Showcase — $5,000
Everything in the Foundation, plus professional photography, a showing service so you're not fielding calls all day, contract review on offers as they come in, and negotiation support through to closing. This is the package most FSBO sellers and expired listings move to once they've tried doing it alone.
The Pinnacle — 3% Full Service
Full traditional representation. We handle pricing strategy, marketing, showings, negotiation, inspection response, and closing coordination start to finish, the same as a standard listing agreement, just with a broker who also holds a general contractor's license and can speak directly to repair issues, permitting problems, and renovation scope during negotiations.
Land, lots, and vacant parcels are priced separately from improved residential properties — ask what tier fits your parcel when you call.
LISTING WHOLESALE DEALS AND ASSIGNMENT CONTRACTS ON THE MLS
This is where most flat fee companies fall flat. They don't understand wholesaling, and they won't touch an assignment contract because they don't know how to structure it or they're afraid of their MLS board. We work with wholesalers regularly, and we know exactly what's required to get an equitable interest deal onto the MLS the right way.
The short version: You cannot list a property you don't own or have a contractual right to. What you can do is list your equitable interest — meaning you have a signed, valid purchase agreement with the property owner, and you're marketing that interest for assignment. The listing has to be transparent about what's being sold: an assignable contract, not a deed. Every MLS board sets its own rules on how this gets disclosed, and Stellar MLS and SWFLA MLS both allow it when it's structured and disclosed correctly.
What we need from you to list it:
A fully executed purchase and sale agreement with assignment rights, not just a letter of intent
Confirmation the contract doesn't contain an anti-assignment clause
Clear title work or at least a preliminary title search showing no obvious issues
Your assignment fee structure, so we can build it into the listing price
Once we have that, we list the equitable interest on the MLS, market it to every buyer's agent and cash buyer searching that area, and handle the disclosure language so the listing stays compliant with our MLS's rules.

Yes, if you have a valid, assignable purchase agreement on the property and the contract doesn't block assignment. You're not listing the property itself — you're listing your equitable interest in it, and that has to be disclosed clearly on the listing. We handle that disclosure language so it meets our MLS's requirements.
Send us the executed contract. We'll check it for an assignment clause, confirm there's no title problem that kills the deal, and set your asking price to include your assignment fee. From there it goes on Stellar MLS or SWFLA MLS depending on the county, and it's visible to every agent working buyers in that market, not just whoever's on your text list.
Our packages start at $2,500 for straightforward MLS entry and go up to $5,000 for a package that includes photography, a showing service, and negotiation support. Full-service representation runs 3% if you decide you'd rather hand off the whole process.
SWFLA MLS is our primary board for Lee, Collier, and Charlotte counties — the Fort Myers, Cape Coral, Naples, and Punta Gorda market. Stellar MLS is a much larger regional system that covers Tampa Bay, Orlando, and most of Central Florida, with data-sharing that reaches into the majority of Florida's counties. Between the two, we cover the bulk of the state from one brokerage.
No. On the Foundation package, you handle showings and buyer communication directly. If you'd rather not field calls all day, the Showcase package adds a showing service and we manage that side for you.
Once we have your signed listing agreement, disclosures, and photos, most listings are live on the MLS within 24-48 hours.
Yes. If you start with the Foundation and decide midway through that you want showing support or full negotiation help, we can upgrade you to the Showcase or Pinnacle package at any point.
That's a big part of our business. If your listing expired with another agent or you've been trying to sell it yourself, we can usually have you back on the MLS the same week.
